How does it work?
Sourcing a plot – Due to our extensive contact base and relationship with local property professionals, our experienced development team view a large number of opportunities. Many of these do not work financially as commercial development projects but represent very good opportunities and value for money for self-build packages.
Purchase – Once a plot is sourced, our team, in partnership with the client, will instruct solicitors specialising in development land purchase. They are able to deal with any issues regarding restrictive covenants or existing planning permission.
Planning permission – We often find that the existing design or layout of the building plot with permission is not exactly what the customer is looking for. We also understand that a good building plot is hard to find so we work with clients and our chartered architect partners, to re-design and gain permission as necessary.
Building regulations & costs – Many people think that once planning permission is achieved you can start building. This is definitely not the case. Our knowledge of construction informs us that a carefull design will save substantial costs throughout the project. We will run a value engineering process for all customers with our structural engineers to ensure the building is designed as commercially as possible, before building regulation drawings are submitted for approval by local authority building control.
Specification & construction – All construction will be dealt with by Manor Park Construction who will provide the relevant construction warranty for mortgage companies. The specification of the completed property will be agreed on a case by base basis.
Completion – We will provide the owner with the completion certificate from the local council/building control and the building warranty certificate containing all test documentation.
